Our Philosophy

On Risk Management

Any visitor to Hall Equities Group will often find us dedicating a material portion of our energies to a type of real estate development project or investment we have never engaged in before. This work is undertaken with intention. Purposeful movement beyond ones’ comfort zone, into the chaos and fog of the unknown, done continually over decades of time, has a way of imparting valuable experience which only comes through the school of hard knocks. It keeps us young at heart, fresh, and wide awake. When enough curve balls and unknowns are thrown your way, you become conditioned to effectively engage the unexpected. This is the path to obtaining effective risk management skills. Risk management is not about avoiding risk. It is about being aware of it and learning to manage through it. It is about consciously training for dealing with the inevitable unforeseen condition.

On Innovation and Creativity

Bringing innovation and creativity to project design and to the solutions of investment puzzles are core focal points at Hall Equities Group. Innovation and creativity occur where the depth, wisdom, broad product knowledge, and experience of the expert meet the lack of pre-conceived notions and innocence of the amateur. We strive to maintain a “Beginner’s Mind” culture. This requires focusing on the new, the relevant, and the cutting edge while questioning our preconceived notions and biases born of experience. This can create a difficult path to walk. A tension forms that can pull in opposite directions. Collaboration and teamwork become of paramount importance in this effort both to seek unique input, as well as to gauge the success of outcomes. Distinguishing between “group think” and deeper truth is an art born of practice. Embracing clarity and trusting intuition becomes central.

At Hall Equities Group, we work consciously to avoid the internal hurdles that may inhibit our ability to turn on a dime in the event truth demands action. We must be capable and comfortable moving real property based capital quickly across different asset classes and over multiple geographic areas as conditions merit. We embrace objective judgement, constantly evaluating our present investment positions versus our available alternatives. We maintain an awareness of relative risk adjusted yields available to our shareholders across both geographic regions and product types. When a lane opens, we move decisively. We cannot control the economic and political environments we operate within, but we can learn to adapt to them as they evolve and change.

On Commitment

We don’t look to separate our personal financial risk from that of our shareholders. On the contrary, we embrace this commitment to risk as a necessary component to effective decision making. We consciously work to align our interests with shareholders, in a disciplined and consistent way. We purposely “get in the ring” together with our investors, by putting substantial capital at stake in all the investments and developments that we act as the business manager for. When we have the fruits of our labors at stake we have something to lose. It is in this way that we will tend to remind ourselves of the hazards involved in our decisions or the lack thereof. We are not immune from errors in judgement, but over the long run we believe our judgement will be better than those who never put their hard won treasure at risk.

  • Shadelands Self Storage was built by Hall Equities Group in 1998.
  • This is currently the largest storage facility in Contra Costa. It is located on a 6.3-acre parcel containing 1,200 units with 143,000 SF of total space. The units are available with climate control and feature non-combustible construction.
  • It is the only storage facility in Contra Costa that can accommodate an 18-wheel moving truck.

2800 Mitchell Drive

  • 2800 Mitchell Drive was an adaptive reuse of a functionally obsolete chemical laboratory into a world-class, state of the art life science laboratory.
  • Entitlements and amendments to the General Plan for Walnut Creek were secured in 1995 in record time. The project's design and construction was completed on time in less than 12 months.
  • Developed by Hall Equities Group for the Joint Genome Institute (and still the current tenant), this facility is where some of the world's most talented geneticists have decoded as much as 60% of the genetic map of human DNA.

  • The Shadelands SportsMall is an adaptive re-use project transforming a former newspaper publishing facility into an elite indoor sports training facility.
  • Phase I of the project was completed in January 2016 with the grand opening of The Ultimate Fieldhouse, a premier 39,000+ SF basketball training facility.
  • Phase II, opened in January 2020, include 10 high-caliber sports programs such as COPA Soccer Training Center, American Swim Academy, Encore Gymnastics, Sparta Taekwondo, Mike Murphy Baseball, Vibe Volleyball, and Raga Yoga.

Loveridge Road

  • Originally built by the US Navy near the end of WWII, these buildings were used to manufacture trains.
  • The property is currently managed by Hall Equities Group and consists of 370,000 SF of industrial buildings on a 10-acre parcel.
  • The industrial park is leased to multiple tenants including Hitachi Rail USA (formerly known as Ansaldo Breda), who fabricate and repair BART and SF MUNI rail cars.

  • In 1998, Hall Equities Group purchased an 8.4-acre site in Walnut Creek’s Shadelands Business Park consisting of an 84,000 SF vacant credit card processing center.
  • The site was sub-divided to split off a separate 3.2-acre parcel, which was entitled by Hall Equities Group for a 45,000 SF modern medical office and surgery center.
  • Hall Equities Group sold the building to Muir Orthopaedic Group after completing construction.

  • The Arroyo is a ground-up luxury apartment development completed in 2016.
  • The complex consists of a modern, six-story, Class A steel and concrete, 100-unit luxury apartment complex.
  • The Arroyo features the city’s finest rooftop amenities, boasting views of the entire Diablo Valley and an expansive rooftop pool with an outdoor barbecue area, private cabanas, and fitness center.

MONTE VISTA CROSSING

W Monte Vista Ave

  • Monte Vista Crossings is considered one of the largest single-branded, open air shopping centers on the West Coast with over 1.4 million SF of retail and hospitality space.
  • Since development began in 2000, we have brought nationally known retailers such as Target, Lowes, Safeway, Dick’s Sporting Goods, Home Depot, Ross, Bed Bath and Beyond, Office Max, Old Navy, In n Out, JoAnn’s Fabrics, and many more to the City of Turlock.
  • A 78-room Holiday Inn Express and 81-room Fairfield Inn & Suites were also developed as part of this project.
  • The final phase of Monte Vista Crossings South was completed in 2017 with new retailers opening including F21 Red, rue21, Rack Room Shoes, and Petco.

  • Centrelake Plaza is a state of the art, six-story, Class A, steel-frame office building located in the heart of the Inland Empire in Ontario, CA.
  • Constructed in 1989, the building features a stunning entrance with a flowing water fountain and a classic marble-tiled lobby. Unique to the area, the building features a rooftop heliport.
  • Centrelake was acquired by Hall Equities Group as part of a larger portfolio purchase from Arden Realty Corp in 2003. Operating successfully for years as a stabilized investment, the property was sold in 2008.
